High pressure isn't always the answer
Turning the pressure up is the fastest way to etch concrete, strip paint, and force water behind siding. We use soft washing — cleaning solution plus low pressure — anywhere the material calls for it, and save high pressure for hard surfaces that can take it.

Power washing questions
Will power washing damage my surfaces?
Not when it's matched properly. Concrete and masonry handle high pressure well; siding, wood, and painted surfaces get a soft-wash approach that cleans with solution and low pressure instead of force. We choose the method based on the material, not convenience.
How often should I have my driveway washed?
Most Colorado Springs homeowners do driveways and sidewalks once a year, usually in spring or early summer. Shaded, north-facing, or tree-heavy properties often need it more often because of algae and organic staining.
Can you remove oil stains completely?
We can dramatically improve most oil staining with degreasers and hot-surface treatment. Older stains that have soaked deep into porous concrete may lighten substantially rather than disappear entirely — we'll tell you honestly what to expect before we start.
Do you use my water?
Yes, we run off your outdoor spigot. Water usage for a typical driveway is modest — comparable to running a garden hose while we work.
Is it safe for my plants and landscaping?
We pre-water plants and beds around the work area and rinse them afterward, which dilutes any runoff. Delicate plantings get covered.
What's the best time of year?
Late spring through early fall is ideal in Colorado. We avoid freezing temperatures, since standing water can ice over and damage concrete.
